Coastal Commission requirements for Del Mar renovations

Not every Del Mar remodel goes to the Coastal Commission. Interior kitchens and baths often stay with the city. The envelope, height, parking, and new structures are where coastal findings show up. This is the distinction homeowners actually need.

A kitchen or bathroom that does not change the building envelope is usually a city building permit. That is still a real permit — waterproofing and electrical are not optional — but it is not automatically a coastal hearing.

Additions, second-story work, parking changes, and many ADUs on lots in the overlay can trigger coastal review or additional findings. Del Mar’s overlay is not a rumor; it is on the map.

State ADU law and coastal law both exist. We plan backyard cottages around a realistic path for that lot, which is why the Del Mar service-area page talks about Olde Del Mar, Heights, and Terrace separately. A flat inland ADU article does not describe this town.
